Requests for Amendment Now Open
What: The City of Duvall is now accepting applications for proposed policy (text) and map changes to the City’s 2015 Comprehensive Plan. The City’s Comprehensive Plan is the blueprint that guides future growth in the city. While the 8-year periodic update of the plan was just completed in 2016, the City’s Comprehensive Plan is a “living document” that is also subject to amendments during interim years between comprehensive periodic updates. The City’s Comprehensive Plan is available online at http://www.duvallwa.gov/DocumentCenter/Home/View/2974.
Why: With few exceptions, Washington State law prohibits local jurisdictions from amending their respective Comprehensive Plans more than once per calendar year. In response, the City has established a docketing process as outlined in Duvall Municipal Code Chapter 14.72 that allows for all proposed amendments to the City’s comprehensive plan to be considered simultaneously on an annual basis.
Who: Any individual or agency may submit an application proposing a text or map amendment to the City’s Comprehensive Plan.
When: Applications must be submitted no later than 4:30PM on Wednesday, February 15, 2017, to be considered for placement on the Final 2017 Docket. Applications are processed as Type VI applications which require City Council approval. Cost is a $1,000 deposit plus 5% technology fee. Total application cost may exceed deposit amount subject to the staff time required to process your application.
Where: Applications must be submitted in person by appointment at City Hall (15535 Main Street NE, Duvall, WA 98019). Applications may be obtained at City Hall or online at http://www.duvallwa.gov/DocumentCenter/View/150.

The Planning Department:
- Develops and implements long-range planning policies
- Evaluates land use proposals (including commercial site plans and residential subdivisions for compliance with applicable local, state, and federal laws)
- Provides planning and zoning assistance to citizens and developers
- Ensures the enforcement of zoning and sensitive area regulations
The Planning Department's long-range responsibilities include preparing amendments to the:
- Comprehensive Plan
- Shoreline Master Plan
- Unified Development Regulations - Title 14 of the (including zoning and sensitive area requirements)
Short range, or current planning responsibilities include:
- Staffing the public counter
- Answering questions either in person or on the telephone from citizens and developers
- Processing land use applications such as site plans, residential subdivisions, and conditional use permits
- Monitoring the city's development
Each type of land use application includes a cover sheet, master permit application, master permit application checklist, specific land use application, and applicable Duvall Municipal Code sections, and may also require a city contacts list and SEPA checklist.
